Homer Buyer Survey

RICS Home Survey Level 2:

  • Visual inspection of the property, utility services and grounds.
  • Description of the properties general condition.
  • Highlights any defects/ areas of concern prior to purchase.

The report can be provided with or without additional professional services, such as, a market valuation and/ or rebuild cost for insurance purposes. 

Building Survey

RICS Home Survey Level 3:

  • Ideal for older, non-traditional or listed properties, a property in poor condition, or those which have been significantly altered, extended or converted.
  • Visual inspection of the property, utility services and grounds.
  • Comprehensive description of the property’s condition.
  • Highlights and explains any defects/ issues or areas of concern, including causes and advice regarding repairs prior to purchase.

The report can be provided with or without additional professional services, such as, a market valuation and/ or rebuild cost for insurance purposes. 

Valuation Survey
  • RICS Red Book valuations are a formal, reliable opinion of value provided by an RICS-qualified surveyor and governed by the RICS Valuation – Global Standards (“Red Book”).
  • Unlike market appraisals, provided by estate agents, Red Book valuations are required for tax assessments, legal proceedings, divorce, property disputes, company accounting, etc., to determine property values.
  • The process follows strict criteria around ethics, duty of care, report content, and valuer qualifications, and mandates sufficient professional indemnity insurance.
Defect Survey
  • Inspection of a single specific defect/ issue and the provision of a concise report with a description of the defect and its likely cause, the consequences, results and effects of the problem, and the actions that should be undertaken to redress the situation.
New Build Snagging
  • Highlights issues that fall short of the warranty standards or breaches of building regulations/ other statutory guidance.
  • Identification and guidance prior to (or post completion) regarding any outstanding issues requiring remedial works.
Buy To Let Survey
  • Visual inspection of the property, utility services and grounds, that is, or will be, let to tenants.
  • Description of the property’s general condition.
  • Highlights any defects/ areas of concern prior to purchase.
  • Help landlords protect their investment.
  • Consideration of Health & Safety matters that impact tenants including all 29 hazard profiles identified in the Housing Health & Safety Rating System (HHSRS).
